How it works

A four-step engagement, and none of the lifting.

From the first consultation to the written recap, production sits with us. Your on-site team's only real job is the part nobody else can do: being present with your residents.
Step one
Consultation
Step two
Programming plan
Step three
Full production
Step four
Recap & refinement

Step 01

Consultation

We start with your property, not our catalog. Unit count, resident profile, amenity spaces, renewal calendar and what has and has not worked before.

  • Review your community, submarket and resident profile
  • Walk the amenity spaces the programming will live in
  • Understand your renewal calendar and on-site team's bandwidth

Step 02

Custom Programming Plan

You receive a written proposal: recommended formats, cadence, staffing, timing against your calendar and a clear investment structure.

  • Recommended experience formats and monthly cadence
  • Staffing plan, service scope and timing
  • Partnership tier and transparent investment structure

Step 03

Full Production

We handle sourcing, staffing, load-in, styling, service and breakdown. Your on-site team's only job on event day is to enjoy it with residents.

  • Vendor sourcing, permitting coordination and COIs issued
  • Load-in, styling, TABC-certified service and hosting
  • Complete breakdown: the space is returned as we found it

Step 04

Recap and Refinement

After every event you get a written recap with attendance and resident feedback, and we adjust the next month's programming from what it tells us.

  • Written recap with attendance counts
  • Resident feedback captured on site
  • Programming adjusted for the following month

As little as you want. Sourcing, staffing, load-in, styling, service and breakdown are ours. The standard expectation is access to the space and help promoting the event to residents. Your community manager should be able to walk in, be present with residents, and walk out.

Yes. Every event with beverage service is staffed by TABC-certified bartenders. We are licensed and insured, and we issue certificates of insurance to your management group before the event. Zero-proof options are included at every event as standard, not as an upgrade.

We serve Houston's luxury multifamily submarkets: Montrose, River Oaks and Upper Kirby, Uptown and Galleria, Downtown and EaDo, and The Woodlands. If your asset sits just outside those areas, ask. We schedule by cluster and can often make it work.

It depends on the format and the season. A recurring monthly experience is easiest to schedule when it is planned as a calendar rather than one date at a time, and seasonal tentpoles book earliest. Bring us your timing in the consultation request and we will tell you honestly what is available.

Silver is one produced experience per month. Gold, the most requested tier, expands the monthly calendar with elevated styling and a seasonal tentpole. Platinum is a year-round program with concierge planning, premium vendor sourcing and portfolio-level scheduling. Every tier includes TABC-certified bartenders where beverage service applies, branded attire and signage, complete setup through breakdown, zero-proof options and a written recap.

After every event you receive a written recap with attendance counts and resident feedback collected on site. That record is what we use to adjust the following month's programming, and what gives your team something concrete to bring to ownership.
